Where workplace meets placemaking to create a landmark gateway

Considered design and intentional placemaking combine to form a flexible two storey office facility which delivers a new welcoming gateway building.

The background
Oregon Timber Frame Ltd, one of the UK’s leading timber frame manufacturers, entered a new phase of growth in 2019 following a takeover from Barratt Developments. This led to an extension of their production facilities and prompted the need to relocate and expand their existing offices. The client envisioned a contemporary office environment that incorporated flexible touchdown areas and breakout spaces, energy efficiency construction and active travel facilities. The result is a striking, 10,700-square-foot, two-storey office with ancillary facilities and external wellbeing areas, completed in early 2025.

The design approach
The location of the new building presented a unique opportunity to create a distinctive sense of arrival for visitors entering the town. The client saw an opportunity to create a gateway building - which then became a central part of the brief.
The facility’s design is anchored by a simple two-storey rectangular footprint, topped with a striking sloping roof that creates a strong visual impact. The roof's orientation was carefully considered to optimise solar gain, enhancing the building’s energy efficiency and supporting the project’s sustainable performance.

Another key component of the brief was the creation of a welcoming and meaningful external environment which offers a space for staff wellbeing and biodiversity. Thoughtfully designed landscaping offers trees and shrubbery alongside picnic benches for staff to enjoy during the warmer months, also benefiting from the incredible views across to Ettrick Water and the surrounding hills. Additional green features, including bike shelters and electric vehicle charging points, promote sustainable and active travel.
The steel frame building has been clad with a combination of anthracite and facing brickwork.

The building’s interior offers a flexible, future-proofed workspace with dedicated training areas, a boardroom, meeting rooms and communal areas.




The impact
The brownfield site has been transformed to create an environment which encourages colleagues back to the workplace as a place they can enjoy, both inside and out.
The expansion provides a core component of the growth of the local economy through the creation of jobs and wider economic contributions.
