The design, which retains the historic character of the former bingo hall, successfully meets Edinburgh City Plan guidance—despite the challenges posed by the building’s tight urban context.
The approved scheme reflects the local communities’ priority for the preservation of the building, with notable façades and structural walls retained to balance heritage conservation with modern functionality.

The proposed development works with the constraints of the site, offering well-proportioned student rooms and studios alongside ample amenity space. With accommodation around the perimeter, a unique and striking internal courtyard contributes to a development of real distinction.
Architects Andrew Wilmot and Sheona Fothergill were commended for their considered and iterative design process, which explored multiple options before arriving a solution that respects the site's heritage, while delivering a viable housing scheme.
City councillors noted the project team's commitment to quality, acknowledging Oberlanders’ track record in delivering designs aligned with the city’s planning and design aspirations. One councillor commented:
“We acknowledge this is a constrained site with development challenges but bearing this in mind, the redevelopment is an acceptable use of the site which will secure much of the remaining heritage interest. ”

This design was approached with the same aspiration and quality that were delivered for two other award-winning examples of placemaking in Edinburgh. There is real positive fusion between the PBSA brief and this site. Having worked with a very open and creative client, a development of real distinction has been proposed which delivers a positive outcome that enhances the conservation area.
